October 11, 2016

Dear Property Owners:

First off, I would like you to know that we appreciate the many kind words and thanks we have received from our clients. I am very proud of my managers, office staff, maintenance and cleaning personnel for stepping up to the plate during this difficult time. Days have been long and hot but we are in excellent shape.

As soon as safely possible after the all clear, managers and maintenance personnel were on site to assess damages.

We are happy to be able to share with you that all Elliott Merrill properties sustained very little damage due to hurricane Matthew, which was a category 4 storm. Managers and maintenance personnel are working to bring our communities back to pre-storm conditions. Administrative assistants are fielding repair issues, owner inquiries and updating communities as to the status of their individual properties.

The damage was mostly landscape related and the landscapers are making headway with the clean-up. Some communities are experiencing problems with mechanical components such as water pumps, elevators and pool equipment. Contractors are being very responsive and we expect all repairs to be completed quickly.

We feel very fortunate that our communities faired so well, as this could have been a devastating situation.

Sincerely,

Craig Merrill, CAM
President
Elliott Merrill Community Management.

As of this morning, Hurricane warnings have been issued for Indian River and Saint Lucie Counties. Our area will be impacted by this storm.

Please note the following:

Voluntary evacuations have started in both Indian River and Saint Lucie counties and we have been told that mandatory evacuation orders for the barrier islands and low lying areas will start either tonight or early tomorrow morning, no later than98:00 a. m.

The draw bridge to North Hutchinson Island will close tonight at 8:00 p. m., and all other bridges will close when winds reach 39 miles per hour, so please plan accordingly.

Our staff will have implemented all Hurricane Procedures applicable to your property by the end of the day today. Our office will be open tomorrow morning; however, we will be closing no later than noon, earlier if the weather begins to deteriorate.

Access control officers will be sent home no later than midnight tonight and gates will be secured in the open position. On site staff members will not be able to report to properties on the barrier island until the bridges have opened and the evacuation orders have been lifted. We hope to have them back on properties Friday afternoon or Saturday morning. We have contractors on standby. As soon as we are able to access our communities, the manager and the maintenance staff will be assessing damages and if needed we will be notifying contractors to start clean up; covering roofs, boarding windows and removing debris.

Unfortunately, communications to Boards and owners may a be delayed depending on phone and email communication capabilities. Cell phones may also be out of service immediately following the storm. We will be communicating damage reports as soon as we can, which may take a few days.

Craig Merrill, CAM
President
Elliott Merrill Community Management.

Owners,
By now, you should have received a letter from Elliott Merrill containing a letter from our attorney and a ballot that must be returned to Elliott Merrill before October 26th. The State of Florida has passed a law requiring condominiums to be retrofitted for sprinkler systems and handrails. Our attorney opined that it could cost us upwards of $2,000,000 unless the owners "opt out" of this requirement.

Please complete the ballot and mail it back to Ralph McCrea, C/O Elliott Merrill 835 20th Pl., Vero Beach, Florida 32960 and mark "Ballot" on the envelope. If you have not received this letter, please email me, and I will forward the ballot to you.
Best Regards,
Bob

Sadly, we have learned that Joann and Augie D'Annibale will not be returning as our renters for next year's winter season. For several years, they have rented our unit for the period of mid-January through mid-April. They will be spending next winter with relatives in Arizona. Their primary reason for not returning is that it was becoming to difficult logistically for Joann to enjoy various PBV amenities such as the beach and pool.

Please let me know if you come across anyone who might be interested in renting our unit. It is a two bedroom ground floor apartment that is nicely decorated and was fully renovated and updated a few years back with such features as an open floor plan, kitchen island, ceramic floor tiling, new bathroom fixtures and granite counters throughout.
Cheers.

Bud, thank you so much for letting us know. I am so sorry to hear of Valerie's passing. I know this past year had been such a challenge for her. You and Gail were wonderful to Val and did so much to help her maintain her independence. You were truly caring, loving neighbors to Valerie. She will be missed.
I will miss her quirky sense of humor. She could always make me laugh. She fought so hard to stay independent.
Please let Gail know I am thinking of both of you.

Jeff, I feel the list on the bulletin board in the clubhouse is a good idea and do not see any problem with it at this time.
Catherine Dowhan
cdowhan@aol.com

2/1/16
Thank you Jeff for your thoughtful comment. Certainly we all agree that the safety of every person in our condominium complex is"job one." But to characterize our situation "in light of recent crimes" is misleading as there has been one case of burglary. We have had the town Public Safety officer at a public meeting to give information on how to better protect our property.

The Board of Directors hires a management company to do the following:1.Provide maintenance. 2.Offer suggestions to the Board on repair/replacement of the property and suggest vendors, put out bids and award contracts at Board approval. 3.Provide a "bookkeeping" function in reporting the income and expenses and make recommendations on maintaining adequate reserves to fund major common elements. The management company does not provide legal advice. If the Board agrees that an issue needs legal advice they may ask the maintenance company for suggestions, but any decision on legal matters is a Board responsibility. I wanted to take this opportunity to help you better understand the role of the management company as it relates to the Board of Directors.

As to the issue of rentals I believe we are imposing as much control and oversight in the present arrangement as is feasible. To impose more stringent reporting requirements would cause confusion and non compliance by Owners. Finally, I'm sorry we didn't get to chat last week. I looked forward to seeing you. Please be sure to get in touch next you are at PBV. Warm regards.
Ralph McCrea
rsmccrea@bellsouth.net

2/1/16
Jeff, thank you for using the PBV website to let us know your thoughts on a subject that concerns all of us. We have a list of renters' names, not their addresses, not their phone numbers, not their email addresses, only their names, on a Word document pinned to the bulletin board in the locked clubhouse. PBV is a welcoming community, and that's why our renters come back, year after year. Our renters want to be a part of our community, as evidenced by the renter turnout at our recent social meeting. Both owners and renters in residence want to know who their neighbors are, for safety reasons as well as social. Would emailing this list to every PBV owner be less or more an invasion of privacy? If renters don't want their names on the list in the clubhouse, they can scratch their names out. This seems so simple to me. Do we really need an attorney's opinion for this?
Bette Tsoutsouras
tsou@comcast.net

2/1/16
Yes, I agree with Bob Carter that all owners should know who is a renter and agree this information should be available to all owners in light of our security issues. My only concern is why does this have to be a public statement in the form of a bulletin on a non secure community bulletin board? Does our management company agree as this is the way to communicate with our recent crimes ? We hire a management company we pay to offer legal, management and financial opinions to act on so use them to direct on proper and legal communications. I feel they will point us in the right direction and if we are in legal with Florida statutes and secure communication.
Jeff Cooke
skyhooke@rochester.rr.com

2/1/16
I totally support the posting of the renters name, apartment numbers and rental period in the clubhouse. In no way do I think the posting is a security issue. Knowing someone's name does not put them at risk nor does it imply no one is residing next door. In the event the renters do not want their names reflected on the posting, we should state on the posting that they are allowed to excise their information.
Bob Carter

2/1/16
PB Villas Board,
I like the idea of letting owners know who is a renter and how long the lease is but should this not be done in letter or via e-mail? We are concerned about security but isn't posting a public notice if even in the clubhouse, a major security issue. This lets people know when units are vacant and some renters may not want this information public for various reasons. It may be a violation of the law . I suggest you contact our management company for an opinion.

Another holiday season brought out our twinkle light elves. Elf Frank was high on top of his ladder wiring the entrance to our community with the efficiency and dexterity that only the most experienced of elves has. It is a master piece! Paula, a twinkle light expert, with the speed of a true Santa elf, had all the entrance shrubs covered in the blink of an eye! Other elves, like Santa's party planner, Gail, spent days collecting all the materials needed to decorate the community, so those lucky enough to live here, would feel the true spirit of the holiday season. A new elf, Susan, followed directions and traveled around the land trying hard to replace all the lights that needed replacing while the experts did what they did best...decorate!! Santa wants everyone who stores all these treasures year after year to know how much he appreciates their generosity!
Merry Christmas to all!

I have just learned that Owen E. Brooks passed away at his home in Amityville, New York on October 25, leaving his wife of 65 years, Marilyn, and family. Owen was in his 91st year.

Owen was a long time seasonal resident of Pebble Beach Villas and served on the PBV board, many years as Treasurer. He was a very senior officer of Pfizer and was instrumental in building many of it's facilities around the world. He was a very active sailor and a former Commodore of Narrasketuck Yacht Club in Amityville, New York. He also served as Chairman of the Great South Bay Yacht Racing Association Regatta Committee.

Many of us recall his sons and daughter visiting PBV on many occasions. His oldest son, Owen Jr. is a Naval Academy Graduate serving on submarines in the U.S.Navy.

Hi Folks-

Jerri and I have enjoyed another wonderful summer on the Delaware coast, except for a few brief days of heat and humidity, most of the weather has been mild with cool ocean breezes. We have probably not run our AC more than a week or two all summer. We see Nancy every day, I have been busy at the Lewes Yacht Club managing the sailboat races and captaining their 32' race committee boat. The boat is very similar to the one we just sold, the club keeps it at our dock, I get to play with it and it doesn't cost me a cent. The best of all worlds!

We drive up a couple of times a month to visit Cindi and Stephanie on their farm in Chester County, Pennsylvania, and we spent a delightful week in Maine with Jean and Frank McCauley at their beautiful home in Surry. Needless to say, we did our best to put a dent in the lobstah population.

Jerri and I plan to leave Lewes on September 11th, two short visits, one in Winston Salem, NC and one in Charleston, SC, arriving in Vero Beach by Monday, September 15th. Stephanie is managing a sizeable horse farm for her trainer, they will be in Florida by early November. We will probably spend Thanksgiving at PBV for the first time, and stay until Steph's 25th birthday on December 1st.

I attach a short article that appeared in our Yacht Club newsletter, thought you might enjoy. See you in October!

Ann, tall, slim, stately, beautiful, always impeccably dressed, coiffed, and bejeweled, always with just a a touch of the most wonderful-smelling perfume! She was our Christmas Lights lady, only retiring from that "job" at the age of 91. I loved visiting her on Saturday afternoons. With the Patriot's game, the Celtic Women, or Lawrence Welk re-runs in the background, she would tell stories, both happy and sad, of her life, from the little Irish Catholic girl, to the devoted mother raising Alison, Ken, and Dana, to the proud grandmother so happy to share the cards, photos, and notes from her grandchildren. We all enjoyed her quick wit, her accute observations, her original comments on issues of the day, and her delight at our PBV gatherings, especially the sing-alongs. Happiest Day in Boat Owner's Life

7/5/13:

Hi folks,

Having recently celebrated "the second happiest day in a boat owners life" when we bid farewell to Blue Hen of Lewes, and apparently not being able to stand success, Jerri and I are proud to announce that we are once again celebrating "the happiest day ..." with the acquisition of a beautiful 19' Hurricane Deck Boat. The new boat will continue to be stored at our friend Bruce MacIntyre's Vero Marine Center for awhile, but will be commissioned and occupy our slip at the Vero Beach Yacht Club when we arrive in September. Since ocean cruising no longer appears to be on our horizon, we are eagerly looking forward to exploring the Indian River Basin and visiting delightful watering holes along the river with family and friends this Fall and Winter.

While not of the proportions and amenities of some of our earlier "Blue Hens," but in keeping with our Delaware heritage, we have decided to christen the new yacht: Chicken Little.

Farewell to Blue Hen of Lewes

4/15/13:

Hi Family and Friends,

It's about that time of the year that our thoughts normally turn toward preparations for the migration back to Delaware in Blue Hen. After much deliberation, and after 40 years and over 100,000 miles of cruising in three sailboats and our latest lobster boat, Jerri and I have decided to "swallow the anchor" and devote more of our time to other interests. Thus, yesterday, our Acadia 32, the fourth Blue Hen of Lewes, was loaded onto a truck for transport to new owners in New Bern, North Carolina. She will be making her northerly trip this year on I-95 at 70 MPH!

While we are a bit nostalgic about giving up so many good years of the sailing life, we are happily looking forward to being more active in our other activities both in Lewes and here in Vero Beach. We still have several small boats in Lewes, and perhaps a new pontoon deck boat is in our future to cruise the Indian River and occupy our slip at Vero Beach Yacht Club.

We are both thankful for continued good health, we've enjoyed a wonderful winter in Vero Beach, and look forward to returning home to Lewes in just two weeks for the beginning of a pleasant summer. We think of all of you often, and hope that we will soon see many of you again.

Always genuine and wise and fun-loving, she accepted her failing body with equanimity and good humor, while keeping her mind and spirit strong. It's hard to lose a person like Beth. We will miss her.

Good Morning, Everyone!
We decided Sunday morning that we had better head home to await Sandy's arrival. We wanted to make sure to be here to greet her. It was a trip with lots of rain, a little snow, and lots of high wind through VA, WV, and PA.
Jessie and I are very sad because we were able to rearrange our schedule so that we would have been there for the Halloween Party. We will definately look forward to the pictures.
And, we will look forward to seeing all of you again at Christmastime. Thank you again for your warmth and caring. It is always just like coming home!

Effects of Hurricane Sandy!
(three hundred miles out to sea when it passed us)

The damage is extremely surprising, since here at Pebble Beach Villas we did not experience Sandy as a major storm. It was just a couple of rainy, windy days. I still took my walks, and Joanna still swam in the pool. We saw no effects on our property. But then, on Sunday morning I went through the gate to our beach and saw first hand the enormous power of this storm.

The right section of our boardwalk has split apart from the rest, and the steps at the bottom are gone.
There is no beach access anywhere along our section of A1A.

The dunes are gone. A 10 foot cliff of sand separates us from the beach.

Later, Carol and I walked up A1A to see if we could get access to the beach at another place. Only our shadows made it down the 10 foot drop to the beach.

The road alongside the boardwalk is closed. The damage here is extraordinary.

PLEASE HELP THE CHILDREN OF LIVING HOPE ORPHAN HOUSE!

I have the honor and privilege of knowing the children at Living Hope Orphan House, Islamabad, Pakistan. I visit them on a regular basis, and see how beautiful and loving they are. They are very poor, and so grateful for anything, no matter how small, that is given to them. I am asking for contributions of sheets, towels, and blankets for their comfort. Blankets are needed to help them stay warm during the winter months, as the orphanage is not heated, and the weather gets cool. Any size blanket or sheet can be tailored to fit the twin beds the children sleep in. Towels of all sizes are needed. I would appreciate any help you can give with this. Please contact me to pick up your donations.

Thank you for your generosity in helping these wonderful children.

Blue Hen of Lewes: On the Sea Again

9/09/12:

Hi Folks-

It's that time of the year, and once again we close up in Lewes and begin our cruise south toward Vero Beach, Florida. We decided to leave a bit earlier this year, and take a few days to explore some places on the Eastern Shore of the Chesapeake Bay that we have not seen for awhile. We originally planned to leave Lewes today (Sunday), but predictions of of a strong front with heavy thunder squalls Saturday night, with fresh Northwesterly winds on Sunday encouraged us to accelerate the departure process and leave Saturday morning. Delaware Bay is not a pretty sight in a small boat in strong Northerly winds. A delegation of family and friends saw us off at 0900 as the new flood current began. We had a good passage up the bay, speeding up to 14 knots to get ahead of the increasing Southerly breeze and building waves. We entered the Chesapeake and Delaware Canal at 1400 and nice smooth water. Dark skies and nasty looking stuff on the radar convinced us that it would be prudent to anchor in the Corps of Army Engineers basin at Chesapeake City. Not our favorite anchorage, it tends to get crowded and the soft mud bottom is not the best holding ground. Never the less, we find a roomy spot and get the anchor firmly dug in just as a blast of wind with heavy rain sweeps in. . . .

Hi Friends, It's that time of the year again, hard to believe that yet another sunny winter season in Florida has quickly passed. I am sincerely flattered that so many of you have asked me to write another account of our trip up the waterway, one that we have done at least three dozen times over the years in two sailing Blue Hens and now our 32' Maine lobster boat. Like a lifetime of piloting over 8,000 ships on the Delaware River, the scenery changes little, but each trip is a unique experience. It never gets boring.

I have just received a telephone call from Dr. Robert Conn a dentist friend of Kay McConnell. He informed me that Kay passed away this morning at Consulate Healthcare in Vero Beach. Her son, Douglas, is due in to Vero Beach tomorrow. There will be some type of Memorial Service at Community Church, but time and other details have yet to be made. Bob suggests watching the Press Journal for details

Bob said that Kay had been suffering greatly and had been living in Isles of Vero for awhile. She has had several stays at Memorial Hospital and had been moved to Consulate (also on 37th St) where she died.

Greetings from Egypt!

This is the first time we've had internet access since March 13th, when we arrived in Egypt. We first went to Cairo, then flew to Aswan, where we boarded our felucca (Egyptian sailboat) for a four-day cruise up the Nile. It was an awesome experience, and the safari in Tanzania prepared me well for it (no baths, showers, hair washes, modern toilet facilities, just enjoying the new world around us with a crew that did all the work).

Yesterday evening we arrived in Luxor where we'll be until Thursday, when we leave the main part of Egypt and go to the Sinai and St. Catherine's Monastery. No one has to worry about travelling in Egypt. It is the safest county we've ever been in. People can't own guns, Moslems don't drink alcohol, and they love Americans.

And, Thank you, Bob, for getting the Clubhouse wired!

From Germany to Poland

We arrived at Frankfurt Airport early in the morning after a long overnight flight from Detroit. We whizzed through Customs and headed to Hertz for our rental car. With no one ahead of us, we quickly got our papers and headed for the garage to pick up our Volkswagen Golf. Then our troubles began. We first had trouble opening the hatchback door to load our luggage. After a while, Doreen magically opened it and we got loaded up. Next we tried to get in to the front seat but since the seats were way up, we could not enter the car, After trying every conceivable knob, we got help from a stranger who eventually found a lever under the seat and we were able finally to move the seats back and get in. Next came the Navigation System which defied every attempt we made to enter a destination address. At least it was in English; some others had one in Spanish and they were waiting for assistance. We finally got the address keyed in and headed out into Frankfurt with our stick shift Volkswagen. Since I had not driven a stick shift since the 80’s, I had considerable problems. We also had map quest directions, which proved futile and relied completely on the GPS System. The sound was hardly audible and we immediately took a wrong turn and headed back to the airport. After circling several times we got on our way but frequently made wrong turns not being able to hear the GPS voice or just took wrong exits. I also stalled the car at least twice. In addition, we found ourselves frequently going 130 KM per hour and having German drivers zip by us since many sections on the autobahn have no speed limit After driving what seemed like an eternity, we got on the correct highway and reached our destination , my friend’s house in Gondershausen.

Bud, we have also been wondering about our PBV friends in the path of Irene. In Massachusetts, she veered to the west, and all we got on Boston's North Shore was a mild nor'easter, a little wind and a little rain, and little bunches of leaves spread around the yard from our two oak trees. Linda and Bob Lang got probably the last flight out of Logan Airport on Saturday evening, as Irene was arriving, to begin their trip to Belgium and Holland. Bob was reluctant to leave his home to Irene's mercy, but Linda prevailed. Charlie checked their home after Irene to find no damage at all.

The Blue Hen of Lewes has arrived home, Jerri and I have been busily unloading the boat, working around the house and in the garden. We've also made a couple of trips up to our daughter and granddaughter's farm in Pennsylvania, I'm wiring a new barn for her, we even managed a few dental appointments. I've been racing on a friend's 45 foot sailboat in the Lewes Yacht Club Wednesday night series. I'm finding my ageing arm muscles rebelling at grinding the big deck winches, but I've apparently found my niche as helmsman and tactician.

The First Presbyterian Church of Vero Beach Newsletter this month contained an item that I think would be of interest to PBV residents and friends. Helen Peace was a long time resident, she and her husband were early owners, she later lived as a widow for many years in E Building. She was very active in the ladies' social activities, and we all missed her strong personality when she moved into a retirement facility on Indian River Blvd. I'm not sure I can scan just the article, I'll retype it here. It is short.

HELEN PEACE WOULD LOVE TO HEAR FROM YOU
Helen Peace, a longtime member of First Presbyterian Church has moved to Jacksonville. Her daughter tells us that Helen would love to hear from her friends in Vero Beach. Helen's new address is:

Helen Peace
Emeritus at Mandarin
10790 Old St Augustine Road, Apt 240
Jacksonville, FL 32257
Her telephone number may be obtained by calling the church office at 772-562-9088

I attach a picture we took at a Father's Day dinner last week in Pennsylvania. Pictured are Jerri, granddaughter Stephanie, our daughter Cindi Cauffman, and yours truly. Many PBV residents will remember Steph, who, as a very young girl, used to regale the ladies around the pool with her very well informed lectures and demonstrations of hermit crabs and beach creatures of all kinds. Steph is 21 now and a very talented horsewoman, working her way up into the higher levels of Eventing.

I am working on writing Thank You cards, and I tend to get a tad tangled up! I am so grateful to my wonderful neighbors here at PBV. The flowers, plants, cookies, caring words, cards, phone calls and offers of help and kindness, it truly has helped. Rick's death was a terrible unexpected shock. Living here with so many good people has meant a lot to me.

I will be staying here, no plans to travel. Gator and I will take our walks and look around daily. If anyone needs any help I can give please just ask.

Thank you so very much.

One day in May, after many cold, cloudy, windy, rainy Ipswich days, the SUN appeared, and Linda and I walked to raise money for Susan's Retreat. We talked about spending next May in Pebble Beach Villas.

We were shocked and saddened today to hear of Rick Dowhan's unexpected death last night at his PBV home. All of us in the Pebble Beach Villas Community extend our deepest sympathy to his wife Cathie and to his family. We will always miss Rick's smiles and friendly conversation as he strolled about the PBV grounds with Cathie and their little dog Gator.

Meet Matilda, the most photogenic chichen on the Ranch. Charlie really appreciated the fresh eggs from the Ranch this morning. I don't know if they were Matilda's but he said they were excellent. Thanks Jerri and Paul.

Back home again after a fun week at Pebble Beach. We really missed Bingo last night!!! And we miss you all, too. Snow is melting though and the birds are singing and Kasey is back at Nursery School-so things are good! We continue to watch the fun all of you are having via the website. Have a great week everyone!

Gail's great idea, hard work, and genuine care for our PBV community has produced our first Pebble Beach Villas recipe book. Each of the fifty-six pages has a picture and favorite recipe of a PBV resident! Recipes include Appetizers and Beverages, Salads and Dressings, Sauces, and Desserts. I have already bought the ingredients for Augie's Guacamole.

Thank you, Gail, for an outstanding job and for giving each of us our own copy of Dine with the PBV Divas.

I'm sorry I missed seeing you, Dorothy. And, I'm sorry you missed the Valentine Brunch, hosted by Mario and his PBV Men. I experienced this annual event for the first time, and what a pleasant surprise it was. Gus greeting each PBV lady with a kiss and a flower, the beverage crew waiting with mimosas, the cooks in their aprons ready to serve, a brunch table spread with culinary delights, then taking our seats amid hearts, roses, balloons, and friends. Another wonderful day at Pebble Beach Villas, and the men did it all by themselves!

How delighted we are to find this website. Linda Lang told us to check it out. It is such a pleasure to see our PBV friends again and hear all that is going on there. We miss being there with you, but are very happy and busy in our new location. And think of all the lovely snow you are missing!

Just a line to let our friends at PBV know that we aren't going to Egypt!! Our travel agent is trying to come up with an alternate plan, but the prospects are pretty dim. So warm up the pool, the McCrea's will be back a little sooner than we had planned.

We are back home in Edinboro, PA. It is 12 degrees with a wind chill of -1...and snowing. We were so lucky to have met so many wonderful new neighbors (and so lucky at Bingo, too). I love the website and am very happy to still feel that we will be in touch even though we are not there. Our best wishes to all and we thank you again for such a warm welcome.
